THE HIDDEN THREAT
What’s Happening Under Your Home?
Most homeowners never look in their crawl space — and that’s exactly why crawl space damage can go undetected for years. Moisture, rot, pests, and failing structural supports silently destroy your home’s floor system while you’re living right above it.
By the time you notice the symptoms — soft spots, bouncy floors, doors that stick — the damage is already significant. Bristol FX specializes in crawl space inspection, structural repair, and encapsulation to stop the damage and protect your home for the long term.
WARNING SIGNS
Floor Symptoms You Should Never Ignore
Every floor problem you feel or see above ground has a cause below it. Here are the three most common symptoms of crawl space structural damage:
|
SYMPTOM 1
Sagging FloorsA floor that visibly dips, sags, or feels lower in certain spots is a direct sign that the structural supports beneath it — posts, beams, or floor joists — have weakened, rotted, or shifted out of position. In crawl spaces, wood posts and beams absorb moisture over time, leading to rot and decay that slowly robs them of their load-bearing capacity. As they weaken, the floor above begins to sag under the weight of everything in your home. Left unaddressed, sagging floors worsen progressively and can lead to complete structural failure of your floor system — a costly and dangerous outcome that is entirely preventable with early intervention. |
|
SYMPTOM 2
Bouncy or Springy FloorsIf your floors feel soft, springy, or bounce when you walk across them, the floor joists below have likely lost structural integrity. This is commonly caused by moisture damage, wood rot, pest infestation, or joists that were undersized or improperly spanned at the time of construction. Bouncy floors are not just uncomfortable — they are a warning that your floor system is under stress and losing its ability to support the loads it was designed to carry. Over time, this stress concentrates at connection points and can cause joists to crack, split, or fail entirely. Bristol FX reinforces compromised floor joists and replaces failed supports to restore rigidity and eliminate the bounce permanently. |
|
|
SYMPTOM 3
Sloping or Uneven FloorsWhen floors slope noticeably in one direction, or feel uneven as you walk from room to room, it typically indicates that one or more crawl space support posts have sunk, shifted, or deteriorated unevenly beneath the structure. Unlike sagging — which is localized — sloping affects entire sections of a floor and often signals that the problem has been developing for a long time. Sloping floors also place uneven stress on walls, door frames, and windows throughout the home, causing sticking doors, cracked drywall, and misaligned frames. Correcting sloping floors requires lifting and re-leveling the floor system from below — a specialty of the Bristol FX team. |

NEW PATENTED TECHNOLOGY
LIFETIME WARRANTY ON MATERIALS
The Ever Jack — Post & Beam Support SystemBristol FX is proud to install the newly patented Ever Jack — an advanced adjustable support system designed to permanently replace failing crawl space posts and beams. Unlike traditional wood posts that rot, shift, and fail over time, the Ever Jack is built to last a lifetime. The Ever Jack is precision-installed to lift and re-level sagging floors, and its adjustable design allows for fine-tuning even after installation. It is corrosion-resistant, moisture-proof, and engineered to carry the full structural load of your home indefinitely.
|
Floor Joist Sistering & RepairWhen floor joists are cracked, split, notched, or weakened by moisture and rot, Bristol FX uses a technique called sistering — attaching new structural lumber directly alongside the damaged joist to restore full load-bearing capacity. In cases of severe damage, we replace joists entirely. All repairs are made with treated lumber or engineered wood products rated for crawl space environments, preventing future moisture damage.
|
|
MOISTURE CONTROL
Crawl Space Encapsulation
Structural repairs fix the damage — but without moisture control, the damage will return. Crawl space encapsulation seals your crawl space from the ground up, eliminating the moisture that causes rot, mold, and structural failure in the first place.

CALIFORNIA CERTIFIED
Seismic Retrofitting & Brace + Bolt
Bristol FX is a California Earthquake Authority (CEA) Certified Brace + Bolt contractor — one of a select group of licensed contractors authorized to perform seismic retrofitting under California’s Earthquake Brace + Bolt (EBB) program.
The Brace + Bolt program is California’s state-funded initiative to help homeowners reduce the risk of their house sliding off its foundation during an earthquake. The work is done entirely in the crawl space — and Bristol FX handles it all.
|
WHAT IS BRACE + BOLT?
Protect Your Home From Sliding Off Its FoundationMany older California homes — particularly those built before 1980 — sit on short wood-framed walls called cripple walls that sit between the foundation and the first floor. During an earthquake, these walls can collapse sideways, causing the entire house to slide or topple off its foundation. This is one of the most common and costly forms of earthquake damage in Southern California. The Brace + Bolt retrofit has two components: Brace — installing plywood shear panels on the cripple walls to prevent them from collapsing sideways, and Bolt — installing anchor bolts that connect the wood mudsill directly to the concrete foundation, preventing the house from sliding off during ground movement.

|
DOES YOUR HOME QUALIFY?
Homes Most at Risk in Southern CaliforniaThe Earthquake Brace + Bolt program was specifically designed for homes that are most vulnerable to foundation sliding during a major seismic event. Your home is likely a strong candidate for seismic retrofitting if it meets any of these criteria:
Bristol FX will inspect your crawl space, determine whether your home qualifies for the Brace + Bolt program, and advise you on available grant funding that may significantly reduce or eliminate your out-of-pocket cost. |
