WHAT IS BELOW-GRADE WATERPROOFING?

Your Foundation Is Under Constant Water Pressure

Below-grade waterproofing is the process of applying specialized materials, membranes, and drainage systems to foundation walls and slabs located below ground level. Its primary goal is to block moisture from groundwater, rain, and soil-based hydrostatic pressure โ€” preventing water infiltration, mold growth, and structural damage.

Below-grade areas are in constant contact with soil that can become saturated, forcing water through small cracks, pores, and construction joints. And here’s what most homeowners don’t realize โ€” this happens even in summer.

EVEN IN DRY WEATHER

Why Basements & Underground Spaces Leak In Summer

In hot, dry climates like Southern California and Arizona, the soil around your foundation dries out and shrinks away from the wall โ€” creating gaps and channels between the soil and your foundation. When rain or irrigation water finally arrives, it flows directly down these channels with zero resistance, following the path of least resistance straight to your footing and into any existing crack or joint.

Irrigation systems running near the foundation repeat this cycle year-round โ€” wet, dry, shrink, channel, infiltrate. Over time, even a perfectly built foundation develops leaks from this repeated wet-dry cycle.

This is why waterproofing is not just a rainy-climate concern. In desert climates, the dramatic soil movement caused by wet-dry cycles makes proper below-grade waterproofing more important โ€” not less.

WARNING SIGNS

Signs Your Waterproofing Is Failing

When below-grade waterproofing fails, water finds its way in โ€” and the signs range from subtle to severe. Don’t ignore these warning signals.

๐Ÿ’จ Musty Odors & High Humidity

A damp, earthy smell indicates mold or mildew growth โ€” often the earliest sign of moisture infiltration before visible water appears.

โฌœ Efflorescence on Walls

White, powdery mineral deposits on concrete walls or floors are left behind when water evaporates โ€” a clear sign that water is moving through your concrete.

๐Ÿ’ง Damp Patches & Discolored Walls

Dark or discolored streaks on walls indicate active water seepage working its way through the concrete from the outside in.

๐ŸŽจ Peeling Paint or Wallpaper

Moisture trapped behind paint or wallpaper breaks the adhesive bond, causing bubbling, peeling, and flaking โ€” a sign that water is present in the wall assembly.

๐Ÿ”ฉ Water at the Cove Joint

The cove joint โ€” where the basement wall meets the floor โ€” is one of the most vulnerable spots in any below-grade structure. Water seeping through this joint is a sign of hydrostatic pressure building outside the foundation.

๐Ÿ” Visible Cracks in Foundation Walls

Vertical, horizontal, or stair-step cracks in foundation walls are pathways for water infiltration. Left unsealed, they grow with every freeze-thaw cycle and wet-dry cycle.

๐ŸŒŠ Standing Water or Flooding

Puddles, pools, or a flooded basement after heavy rain or irrigation events indicate that your waterproofing system has failed and immediate action is needed.

๐Ÿฆ€ Rust & Rot

Rust on metal components like support jacks or nail heads, or rotted wood in studs and trim, are signs of persistent moisture presence โ€” and often indicate significant structural exposure.

OUR SERVICES

Our Waterproofing Solutions

SERVICE 1

Basement & Below-Grade Waterproofing

Bristol FX installs complete below-grade waterproofing systems combining waterproofing membranes, drainage boards, and perimeter drainage to create a comprehensive moisture barrier around your foundation. Our systems address both positive-side (exterior) and negative-side (interior) waterproofing depending on access and conditions.

Effective below-grade waterproofing combines multiple components: waterproofing membranes applied to the exterior foundation wall, drain boards to protect the membrane and channel water downward, and a perimeter french drain at the footing to collect and redirect water away from the structure.

  • โœ“  Liquid-applied and sheet membrane systems
  • โœ“  Drain board installation over membrane
  • โœ“  Perimeter footing drain integration
  • โœ“  Residential, commercial & parking structures
  • โœ“  Interior and exterior application methods

Cold Joint Water Stop

A cold joint is the horizontal seam that forms where two separate concrete pours meet โ€” typically where the foundation wall meets the footing, or between wall pours on taller structures. Cold joints are one of the most common sources of water infiltration in below-grade structures because the bond between the two pours is never as watertight as a monolithic pour.

Bristol FX seals cold joints using specialized waterstop systems โ€” including hydrophilic waterstop strips that expand on contact with water, and injectable chemical grouts that fill the joint completely from the inside. This permanently seals the joint against water infiltration even under significant hydrostatic pressure.

  • โœ“  Hydrophilic waterstop strip installation
  • โœ“  Injectable chemical grout sealing
  • โœ“  Expands on contact with water for a permanent seal
  • โœ“  Works on active leaks and dry joints
  • โœ“  Basements, parking structures & underground vaults

Crystalline Technology

Penetrates deep into the concrete matrix, forming insoluble crystals that permanently block water movement through the concrete itself.

SERVICE 3

Crystalline Penetrating Waterproofing

Up to 20-Year Warranty Available

Crystalline waterproofing is one of the most advanced and durable waterproofing technologies available. Unlike surface coatings that can peel or degrade over time, crystalline products penetrate deep into the concrete matrix โ€” reacting chemically with moisture and cement particles to form insoluble crystals that permanently block water movement through the concrete itself.

The result is concrete that is waterproof from within โ€” not just coated on the surface. Crystalline waterproofing is self-sealing, meaning it can reactivate and re-seal minor cracks that develop over time as long as moisture is present. This makes it ideal for long-term protection of basements, tunnels, underground vaults, and water-retaining structures.

  • โœ“  Penetrates and waterproofs the concrete itself
  • โœ“  Self-sealing โ€” reactivates with moisture over time
  • โœ“  Cannot peel, delaminate, or degrade like coatings
  • โœ“  Up to 20-year warranty available
  • โœ“  Ideal for basements, vaults, tunnels & parking structures

SERVICE 4

Polyurethane Injection for Underground Walls & Vaults

For active water leaks in underground walls, tunnels, vaults, and parking structures, polyurethane foam injection is the fastest and most effective repair method. A hydrophobic or hydrophilic polyurethane resin is injected under pressure directly into the crack or joint. On contact with water, the resin expands rapidly โ€” filling the void, displacing the water, and forming a flexible, watertight seal.

Unlike rigid epoxy injection, polyurethane injection creates a flexible seal that can accommodate minor structural movement โ€” making it ideal for below-grade walls and structures that are subject to soil pressure and temperature-driven expansion and contraction.

  • โœ“  Stops active water leaks immediately
  • โœ“  Expands to fill cracks and voids completely
  • โœ“  Flexible seal accommodates structural movement
  • โœ“  Works on cracks, joints, pipe penetrations & honeycombs
  • โœ“  Underground walls, parking garages, tunnels & vaults

ROOT CAUSES

Why Below-Grade Water Problems Develop

๐Ÿ’ฆ

Hydrostatic Pressure

Water-saturated soil exerts intense pressure against your foundation wall โ€” forcing water through sound concrete, cracks, and joints.

๐ŸŒฑ

Poor Site Drainage

Soil sloping toward the home, clogged gutters, and misdirected downspouts all concentrate water at the foundation.

๐Ÿ—๏ธ

Failed or Aging Membranes

Original waterproofing membranes degrade over time, especially when damaged during backfilling or exposed to root intrusion.

๐Ÿ”ฉ

Structural Cracks & Settling

Foundation movement creates gaps and cracks that bypass even intact waterproofing membranes, providing direct water pathways.

๐ŸŒฟ

Soil Shrink-Swell Cycles

In dry climates, soil repeatedly dries and shrinks away from the wall โ€” creating channels that funnel rain and irrigation water directly to the footing.

โ„๏ธ

Freeze-Thaw Cycles

Water in existing cracks freezes, expands, and widens the crack โ€” making existing defects progressively larger with each winter season.
