Slab Foundation Repair: Causes, Signs & Solutions
Living in California and Arizona, slab foundations are incredibly common. But unfortunately, so are slab foundation problems. When the concrete under your home starts to shift, crack, or settle, it can feel overwhelming.
Many homeowners ignore the early warning signs, thinking a small crack is just “settling.” But in our region’s expansive clay soils, small cracks often point to a deeper structural failure that requires professional attention.
Top Signs Your Slab Is Failing
You don’t always need to see a crack in the floor to know you have a foundation issue. The symptoms often show up elsewhere in the house:
-
Sticking Doors & Windows: If doors suddenly jam or won’t latch, your frame is twisting.
-
Drywall Cracks: Look for diagonal cracks appearing above door frames or windows.
-
Uneven Floors: If you feel like you are walking downhill, or if a round object rolls across the room on its own, your slab has settled.
-
Gaping Baseboards: A gap appearing between the floor and your baseboards means the floor is sinking away from the wall.
Why Is This Happening?
The culprit is almost always the soil.
-
Expansive Clay: Soil expands when wet and shrinks when dry. This constant movement pushes and pulls on your slab, eventually snapping it.
-
Poor Compaction: If the soil wasn’t packed down correctly when the home was built, it will compress over time, causing the slab to sink.
-
Plumbing Leaks: A hidden under-slab leak can wash away the soil supporting your home.
The Solution: Don’t Just Patch It
Pouring new concrete over the cracks is a “band-aid” that will fail again in a few months. To permanently fix a slab foundation, you must support it from below.
At BristolFX, we typically use Foundation Piers (Push Piers or Helical Piers). These are steel shafts driven deep into the ground until they hit solid, load-bearing soil (bedrock). Once anchored, we use hydraulic jacks to lift your slab back to its proper level and lock it in place. This transfers the weight of your home off the shifting surface soil and onto stable ground.
