When rainwater repeatedly pools at the base of a stem wall, it does three things: it erodes the soil underneath the footing, it saturates and weakens the wood beams above, and on hillside lots it lubricates the slope until the soil begins to creep downhill โ carrying the foundation with it. The cracks you see in your walls and the doors that no longer close are not earthquake damage. They are the slow, predictable result of decades of unmanaged water.

What Hillside Creep Is
Hillside creep is the slow, gravity-driven movement of saturated soil downslope. It moves inches per season โ not all at once. Footings not anchored to bedrock travel with the soil. By the time most homeowners notice, the foundation has shifted significantly out of level and out of plumb.
Water Is The Trigger
Dry hillside soil is cohesive. Saturated hillside soil is not. Every time rainwater soaks into the slope near your foundation โ especially water dumped by a missing or overflowing gutter โ it reduces the friction holding soil in place. Fixing the drainage is not optional. It is the first step of every hillside repair.
