Foundation Repair โ€” Van Nuys, CA

VAN NUYS IS IN THE EPICENTRAL ZONE OF THE 1994 NORTHRIDGE EARTHQUAKE..
THE EVIDENCE IS STILL THERE.

The San Fernando Valley's worst liquefaction during the 1994 Northridge earthquake occurred in Van Nuys. Thirty years later, undisclosed damage, inadequate repairs, and active alluvial soils continue to affect thousands of Valley homes.

Why Van Nuys Is Different

Van Nuys sits near the center of the San Fernando Valley โ€” one of the largest urban alluvial basins in California.

Van Nuys sits near the center of the San Fernando Valley โ€” one of the largest urban alluvial basins in California. The entire valley floor is underlain by deep, water-laid sediments that amplify earthquake shaking, liquefy under the right conditions, and expand and contract with the seasonal moisture cycle.

The 1994 Northridge earthquake caused the worst documented liquefaction in Los Angeles County history in Van Nuys. The Van Nuys Hotel suffered severe structural damage. Apartment complexes collapsed. Foundations throughout the neighborhood cracked, tilted, or settled. Some of that damage was properly repaired. Much was cosmetically patched and resold. Some was never addressed.

Threat #1

1994 Earthquake Damage (Disclosed and Undisclosed)

Van Nuys was one of the most severely damaged communities in the 1994 earthquake. Three decades of property sales and cosmetic repairs have obscured much of that original damage.

Undisclosed Structural Damage

Post-quake inspections in 1994 were overwhelmed by the volume of damage. Many properties received green or yellow tags based on visual inspection that did not detect subsurface foundation cracking. Properties have since sold multiple times. Original earthquake damage may be present beneath surface finishes.

Valley Liquefaction Zone

Van Nuys sits within one of the San Fernando Valley's highest liquefaction probability zones. The combination of shallow groundwater and loose alluvial sand creates conditions for soil liquefaction during a magnitude 6.5+ earthquake on the nearby Northridge Fault or San Fernando Fault.

Cripple Wall Vulnerability

The vast majority of Van Nuys pre-1980 housing stock has unreinforced cripple walls. These short wood-framed walls between the foundation and the first floor are the first structural element to fail in an earthquake. CEA Brace + Bolt retrofit is the proven, code-compliant solution.

Threat #2

San Fernando Valley Alluvial Soil

Van Nuys's position in the deepest part of the San Fernando Valley means it sits on the thickest accumulation of alluvial deposits โ€” soil conditions that are the most problematic for foundation stability in the greater LA area.

Expansive Valley Clay

The San Fernando Valley's reactive clay layer is well-documented. It heaves in wet years and contracts in dry ones. Van Nuys homes experience the full seasonal cycle with no moderation from elevation or coastal proximity. Slab homes built in the 1950s and 60s show the accumulated damage of 60-plus years of clay cycling.

Shallow Groundwater Effects

The San Fernando Valley has historically high groundwater levels that fluctuate with rainfall. When groundwater rises, it saturates the clay layer from below, causing upward heave pressure on slabs. This is the reverse of the typical surface-water-driven heave and is frequently misdiagnosed.

Soft Story Apartment Risk

Van Nuys has a high concentration of 1960s-era soft story apartment buildings โ€” wood-frame structures with open-front parking at ground level. These buildings are at extreme risk of collapse in the next major earthquake. The City of Los Angeles has mandatory retrofit requirements for these structures.

One Warning Sign That Applies To Every Van Nuys Address

Schedule A Free Inspection Before The Damage Compounds.

Any Van Nuys home that was purchased after 1994 without a specific foundation inspection by a structural engineer or geotechnical contractor should be evaluated. Seller disclosures from the mid-1990s were frequently incomplete. Earthquake damage that was not properly addressed three decades ago is now accelerating.

Crawl Space Repairs →

Crawl space rehabilitation for the moisture, beam rot, and post failures common in Van Nuys's older housing stock. Beam replacement, post resetting, vapor barriers, and ventilation correction.

Crack Injection & Stem Wall Repair →

Epoxy and polyurethane injection of structural foundation cracks. Stem wall reconstruction where original concrete pours have failed under decades of Van Nuys's soil cycling and seismic stress.

Drainage Correction →

French drains, regrading, and swale systems that redirect runoff away from Van Nuys foundations before water saturates reactive soil or scours away footing support.

Polyurethane Foam Injection →

Polyurethane foam fills voids beneath settled slabs in Van Nuys caused by soil compression, erosion, or shrinkage. Lifts driveways, walkways, patios, and garage floors without excavation.
